Riverside Apartments in HCMC: Where to Rent Along the Saigon River
Riverside apartments in HCMC promise river views and a calmer outlook — but which buildings are genuinely on the Saigon River, is the view premium worth it, and what about flooding? This guide maps the riverside clusters by area, with honest rent ranges and a renter’s checklist.
A river view is one of the few things money genuinely buys you in Ho Chi Minh City — open sky, a breeze, and an outlook that won’t be built out next year. But the search for riverside apartments in HCMC is full of traps: half the buildings marketed as “riverside” don’t actually sit on the water, the price premium for a river view is murkier than agents suggest, and a handful of riverside pockets flood badly in the wet season. This guide sorts the genuine riverfront from the river-adjacent, by area, and tells you what to check before you pay extra for a view.
What “riverside” really means in HCMC
Listings stretch the word “riverside,” so split it into three honest tiers before you shortlist:
- Direct riverfront — the building sits on the riverbank, often with a promenade or park (e.g. Vinhomes Central Park, The River Thu Thiem).
- River-view, not riverbank — many units see the river, but the building isn’t on the water and only some towers/floors face it (e.g. Thao Dien Pearl).
- Near-river / “river area” — marketed with the river but a walk or short ride away.
One more thing that trips up newcomers: HCMC’s 2025 ward reform redrew the map. The riverside neighbourhoods you’ll search are now Thanh My Tay Ward (the Binh Thanh riverfront — former Ward 22), An Khanh Ward (Thao Dien and Thu Thiem) and Binh Trung Ward (the Diamond Island side). Many agency pages still say “District 2,” “Thu Thiem Ward” or “Ward 22” — treat those as old labels, not current administration.
The best riverside apartment areas
Binh Thanh — the established riverfront (Thanh My Tay Ward)
The strip along Nguyen Huu Canh is HCMC’s most mature riverfront. Vinhomes Central Park has more than 1.1km of Saigon River frontage, a riverside park, and Landmark 81 on its doorstep — the strongest “river + lifestyle” package in the city. Next door, Saigon Pearl and Sunwah Pearl sit right on the bank with quick access to District 1. For the full neighbourhood picture, see our guide to living at Landmark 81 & Vinhomes Central Park.
Thu Thiem — the new-urban riverside (An Khanh Ward)
Across the water, Thu Thiem is the city’s newest luxury riverfront, minutes from District 1 via the bridge and tunnel. Empire City (2B Mai Chi Tho) is a large mixed-use riverside development; The Metropole Thu Thiem sits by the Thu Thiem 2 bridge and overlooks the river and Landmark 81; and The River Thu Thiem (525 apartments) is genuinely riverside and low-density. If you’re weighing this side against the centre, our District 1 vs Thu Thiem comparison goes deeper.
Thao Dien — river outlook + café life (An Khanh Ward)
Thao Dien is the expat heartland, and Thao Dien Pearl is its best-known river-view building — a 2012 project whose units enjoy Saigon River scenery, though it sits within the neighbourhood rather than on a dedicated riverbank plot. The trade-off is lifestyle: you get the walkable cafés, dining and supermarkets of Thao Dien with a river outlook. Browse the wider Thao Dien apartments if you want options nearby.
Diamond Island — resort waterfront, more isolated (Binh Trung side)
Diamond Island sits on a natural spit where the Saigon and Giong Ong To rivers meet, with genuine 360-degree water views and a resort feel. The catch is access: despite often being lumped in with the District 2 expat market, it’s on the Binh Trung / Thanh My Loi side and is more isolated than central Thao Dien, so test the bridge-and-road commute to An Phu, Thu Thiem and District 1 at peak hour before you commit. (Ask us about current Diamond Island availability — it isn’t listed on the site.)

River view vs city view: is it worth paying extra?
Here’s the honest answer agents rarely give: the river-view premium in HCMC is real but modest and very hard to pin down. Across 2026 listings, a river-facing 2- or 3-bedroom runs roughly 0–25% more than a comparable city- or pool-view unit in the same building — but that figure is heavily diluted by floor, tower, unit size, furnishing and which agent is pricing it. For one-bedrooms there simply isn’t enough clean same-building data to quote a premium at all. In several Thu Thiem buildings, “river-view” listings actually overlap with — or undercut — city-view ones.
What to check before you sign a riverside lease
- Confirm the exact tower, floor and side. Stand on the balcony. A “river view” booked off a floor plan can turn out to face an internal courtyard or a future tower.
- Ask what could block the view. Thu Thiem and the riverfront are still being built out — check for vacant plots, bridge/road works or approved towers that could wall off your outlook mid-lease.
- Test the flood routes. This is the big one (see below) — walk the approach roads and check the basement-parking ramp.
- Inspect for humidity and mould. In the May–November wet season, check wardrobes, room corners, AC drainage, bathroom ventilation and balcony-door seals — river-facing, shaded units are most prone.
- Check wind, screens and noise at night. High-floor river balconies can be windy; the river carries barge traffic, and bridges and riverside venues add noise. View the unit in the evening with the doors open and closed.
- Put the view in the lease. Write the exact unit, tower, floor, view, furniture, parking and management fee into the contract and handover checklist.

Frequently asked questions
Are river-view apartments more expensive in HCMC?
Usually a little, but less than you’d think. Listing data puts the premium at roughly 0–25% for a comparable 2–3 bedroom, and it’s heavily blurred by floor, tower, size and furnishing. There isn’t reliable data for a clean 1-bedroom premium. Inspect the actual unit rather than paying for the label.
Which HCMC buildings are truly on the Saigon River?
Genuinely riverfront options include Vinhomes Central Park, Saigon Pearl and Sunwah Pearl (Binh Thanh), and Empire City, The Metropole and The River (Thu Thiem). Thao Dien Pearl has river views but isn’t on a dedicated riverbank plot; Diamond Island is a waterfront island on the Binh Trung side.
Is Thu Thiem or Binh Thanh better for river views?
Thu Thiem is newer and faces the District 1 skyline and Landmark 81 across the water, with a very fast CBD commute. Binh Thanh (Vinhomes Central Park) offers a more established riverside-park lifestyle. Both are excellent; it comes down to new-build vs settled community.
Is Diamond Island in Thao Dien?
No. It’s often marketed with the District 2 expat market, but it sits on the Binh Trung / Thanh My Loi side, not central Thao Dien, and is more isolated — check the commute before renting.
Do riverside apartments in HCMC flood?
The buildings themselves usually don’t, but some access roads do — Thao Dien alleys and parts of An Khanh saw serious flooding in 2025–2026, and the city’s flood-control project isn’t due to be operational until 2027. Test your specific street and the garage ramp after heavy rain before signing.
The short version
- Truly riverfront: Vinhomes Central Park, Saigon Pearl, Sunwah Pearl (Binh Thanh); Empire City, Metropole, The River (Thu Thiem).
- The river-view premium is modest (~0–25%) and easily overpaid — view the exact unit, not the label.
- Flooding is a real wet-season risk on some access roads; test routes and ramps before signing.
- Use current ward names: Thanh My Tay (Binh Thanh riverfront), An Khanh (Thao Dien/Thu Thiem), Binh Trung (Diamond Island side).
- Thu Thiem = fastest CBD commute; Vinhomes Central Park = best park lifestyle; Thao Dien = café community.
