Commute Times in HCMC: Where to Rent if You Work in District 1, District 2 or Binh Thanh

Published July 9, 2026 11 min read

Commute times in HCMC can change sharply by bridge, office entrance, weather and last-mile access. Use this renter-first guide to choose where to live if you work in District 1, District 2 or Binh Thanh, then test the actual route before signing a long-term lease.

Quick answer: commute times in HCMC are not reliable as one-size-fits-all minutes. Before renting, test your exact building gate to your exact office entrance at your real weekday travel time. Rivers, bridges, junctions, parking, rain and the final office block can matter more than distance on a map.

A 4 km apartment commute in Ho Chi Minh City can feel easy. Another 4 km trip can become the part of your day you quietly hate. The difference is rarely the kilometer count. It is the bridge you depend on, the junction you hit, the way you leave the building basement, the last block into the CBD, and whether your office is actually near the point on the map.

This guide is for foreign tenants choosing a long-term apartment around a workplace in legacy District 1, the former District 2 side, or Binh Thanh. It is not a generic transport guide. It is a rental decision guide: where should you start your search if the work route has to function five days a week?

First, turn legacy district labels into a real commute decision

District names still help expats search. People will keep saying District 1, District 2, District 4 and Binh Thanh in apartment conversations. For formal addresses, Vietnam’s 2025 HCMC administrative reform changed the map at ward level; the government-published Resolution 1685/NQ-UBTVQH15 is the source to check when a current ward matters.

For commute decisions, the bigger issue is not the legal label. It is that “District 2” is too broad. Thu Thiem, Thao Dien / An Phu and the Binh Trung side do not behave like one route. A renter working in Thu Thiem may want to live in Thu Thiem. A renter working in District 1 may love Thao Dien but needs to test the river-crossing and final CBD blocks. A renter near the An Phu interchange should not inherit a commute estimate from a building in Thao Dien.

Safe wording: use familiar search labels in conversation, but test actual routes by building gate, office entrance and current ward/address. That is the level at which a daily commute is won or lost.

Why HCMC commute times are not just about distance

Most bad rental decisions start with a map pin. The pin says two places are near. The morning route says otherwise.

  • River crossings: a home that looks close to the CBD can still depend on one bridge, tunnel or approach road.
  • Major junctions: HCMC routes often compress at intersections such as Hàng Xanh or the An Phu side, depending on direction and time.
  • Final CBD blocks: even a central apartment can slow down around office towers, parking entrances, security and one-way streets.
  • Building exit time: basement parking, lift waits, tower driveways and security gates are part of your commute.
  • Mode mismatch: car, GrabCar, motorbike and Metro-plus-last-mile do not solve the same problem.
  • Weather: heavy rain can change the practical route, especially for first/last-mile walking or motorbike travel.

Official traffic advisories are useful because they show route sensitivity, not because they give permanent weekday averages. For example, HCMC City Media Center’s traffic-police route advice around a high-demand holiday period listed alternatives involving Nguyễn Hữu Cảnh, cầu Thủ Thiêm, Xô Viết Nghệ Tĩnh and Hàng Xanh. Treat those as corridors to check, not as proof that every day will look the same.

Where to rent if you work in the central District 1 CBD

If your office is in the central District 1 CBD, start with District 1 apartments. A central apartment may remove the daily river crossing, which is often the cleanest way to reduce uncertainty for client-facing roles, finance offices, consulting teams and regional managers with many meetings.

That does not mean every central unit wins. If your office has difficult parking, a long security process or a tight final approach, a slightly farther building can perform better. In practice, compare the full journey from the apartment lobby to the office lift, not the street-to-street route.

Route-tested alternative

Binh Thanh

Can work well from the river/high-rise corridor, especially if your office is north or east of the CBD core.

Lifestyle trade-off

Thu Thiem / D4

Can feel close on a map, but the crossing and final office approach must be tested at your actual time.

District 4 can also be practical for some District 1 offices because the geography is close. The mistake is assuming every Bến Vân Đồn apartment has the same CBD route. If you are considering District 4 apartments, identify the exact crossing and office-side approach before signing.

Where to rent if you work in Thu Thiem or the former District 2 side

If the office is in Thu Thiem, start with Thu Thiem apartments. Living on the same side of the river can remove a major daily dependency. Buildings such as Empire City and Metropole Thu Thiem may be more logical than a fashionable area that adds a crossing or interchange every morning.

If the office is not actually in the Thu Thiem core, split the former District 2 side into practical zones:

  • Thu Thiem: best starting point for a Thu Thiem office or CBD-facing cross-river lifestyle.
  • Thao Dien / An Phu: good lifestyle and family area, but different from a Thu Thiem commute.
  • Binh Trung side: useful for some east-side destinations; do not borrow a Thao Dien commute assumption.

For lifestyle comparison, use our Thao Dien vs An Phu guide. For commuting, the decision has to be stricter: exact office, exact building, exact route, exact time.

Where to rent if you work in Binh Thanh, Landmark 81 or Pearl Plaza

If your workplace is in the Landmark 81 / Pearl Plaza / Binh Thanh river corridor, start with Binh Thanh apartments. Same-corridor housing can reduce the number of route choices. Vinhomes Central Park, Sunwah Pearl and Saigon Pearl may be more sensible than a supposedly “central” address if your daily office is already in Binh Thanh.

Still, same area does not mean zero commute friction. A large tower can add basement exit time. A nearby office can require a U-turn, a specific driveway or a parking process that changes the total trip. The useful test is still gate-to-lobby.

Agent habit: when two apartments look equal, test the harder direction. Many people check the morning route only. In HCMC, the evening return or rain-day route may be the one that decides whether the apartment still feels good after three months.

What Metro Line 1 helps with

Metro Line 1 is useful when your apartment and office both connect cleanly to the rail corridor. Nhan Dan reported at launch that the Bến Thành-Suối Tiên Line 1 end-to-end rail journey was 29 minutes, with service connecting the central and eastern parts of the city. That is a rail reference, not a door-to-door apartment promise.

For renters, Line 1 is most relevant around the Bến Thành, Ba Son, Văn Thánh, Tân Cảng, Thảo Điền and An Phú corridor. It can help if your building-to-station and station-to-office legs are both workable. It does not directly serve the Thu Thiem core or Phu My Hung. It also does not remove heat, rain, walking comfort, station access, or the final office entrance.

Metro question What to check before renting
Is the building really Metro-practical? Time from apartment lobby to station entrance in normal clothes, rain and heat.
Is the office really station-practical? Walk, shuttle, ride-hailing or taxi time from station to office lobby.
Does the route match your workday? Meeting schedule, late return, laptop bag, school drop-off and client visits.
Is Metro Line 2 relevant now? No for 2026 apartment choice. HCMC official media reported a Q4 2030 completion target for Line 2, so it should not be treated as a current commute benefit.

The HCMC apartment commute matrix

Use this matrix as a first filter. It does not replace a live route test.

Living area Best fit Route risk to test
District 1 CBD office, client-facing schedule, frequent meetings, low-crossing preference. Final CBD blocks, parking, office security, evening return.
Thu Thiem Thu Thiem office, newer luxury buildings, CBD-facing cross-river lifestyle. Tunnel/bridge choice, final D1 approach, whether the office is actually in Thu Thiem core.
Thao Dien / An Phu Lifestyle and family routine where a tested office route still works. River crossing, Metro first/last mile, An Phu-side road access, rain-day practicality.
Binh Trung side East-side destinations, certain former-District-2 offices, households that need that corridor. An Phu interchange, east-side road network, not the same as Thao Dien.
Binh Thanh Landmark 81, Pearl Plaza, river-office corridor, central access with residential feel. Nguyễn Hữu Cảnh, Hàng Xanh, basement exit, car versus motorbike route.
District 4 Short geography to some D1 offices and riverfront stock. Exact bridge/crossing, office-side approach, whether close distance survives rush hour.
District 7 / Phu My Hung South-city offices, family lifestyle, hybrid workers who do not need daily CBD access. Northbound corridor, meeting timing, whether a daily D1 commute is acceptable.

For walkability and daily-life fit, use our walkable neighborhoods in HCMC guide. Walkable lifestyle and low-friction commute overlap sometimes, but they are not the same thing.

Before you sign: run a gate-to-gate route check

This is the part many renters skip because it feels fussy. It is the part that prevents the most regret.

  1. Start from the real building gate. Do not start from a map pin in the middle of the complex. Begin from the tower lobby, basement exit or driveway you will actually use.
  2. End at the office entrance. Include parking, security, lift time and the walk from street drop-off to your desk building.
  3. Check both directions. Morning arrival and evening return can behave differently, especially if one direction crosses a river or junction.
  4. Use your actual mode. Motorbike, GrabBike, GrabCar, private car and Metro-plus-last-mile should be tested separately if you might use them.
  5. Record date and clock time. “Rush hour” is too vague. Write Tuesday 7:45am, Wednesday 6:10pm, dry weather, car route, for example.
  6. Repeat for your short list. Test the final two or three apartments, not just the one you already like.

Common commute mistakes renters make

Better questions

  • Which bridge, tunnel or junction controls my trip?
  • How long is lobby-to-office, not pin-to-pin?
  • Does the route still work in the evening?
  • Does Metro solve both first and last mile?
  • How often do I really need to be in the office?

Bad shortcuts

  • Choosing Thao Dien for every District 1 job because expats like it.
  • Calling all of former District 2 one commute zone.
  • Assuming car is automatically faster than motorbike or Metro.
  • Trusting “near Metro” without walking the station leg.
  • Ignoring rain, school traffic and office parking rules.

Frequently asked questions

What is a realistic commute time to District 1 in HCMC?

There is no reliable citywide number that applies to every renter. A District 1 commute depends on the exact apartment gate, office entrance, travel mode, bridge or junction, weather and departure time. Run a live route test before signing.

Is Thao Dien too far if I work in District 1?

Not always, but it is a lifestyle-led choice that needs a route test. Thao Dien can work for some District 1 commuters, especially with flexible hours or a suitable Metro/ride-hailing route. It can also become tiring if the office requires a difficult peak-hour crossing every day.

Where should I rent if my office is in Thu Thiem?

Start with Thu Thiem apartments, then compare Thao Dien / An Phu or Binh Trung-side options only after checking the exact office corridor. Living near the same side of the river can remove one major daily route dependency.

Does Metro Line 1 go to Thu Thiem?

No, Line 1 does not run through the Thu Thiem core. It supports the Bến Thành to east-side corridor, including stations useful for parts of Binh Thanh, Thao Dien and An Phu. Thu Thiem still needs a road-based last-mile or cross-river plan.

Is Binh Thanh good if I work near Landmark 81 or Pearl Plaza?

Yes, Binh Thanh should usually be a first shortlist zone for that workplace pattern. Still test the real route from building gate to office entrance; a large residential complex can add exit, parking and driveway time.

Is District 7 practical for a daily District 1 commute?

It can work for some schedules, especially hybrid work or south-city office patterns, but it should not be treated as a default CBD commute substitute. Test the northbound route at your normal meeting time before choosing it for a five-day commute.

Key takeaways

Choose the route before the building

  • Commute times in HCMC are route-specific, not district-wide facts.
  • Split former District 2 into Thu Thiem, Thao Dien / An Phu and Binh Trung-side decisions.
  • For District 1 work, start central, then compare Binh Thanh, Thu Thiem or District 4 with route tests.
  • For Binh Thanh work, same-corridor apartments can beat a more famous central address.
  • Metro Line 1 helps only when both first and last mile are practical.
  • Before signing, test gate-to-gate at morning and evening times.
