Nguyen Van Huong Street, Thao Dien: Apartments, Cafes and Expat Life

Published June 3, 2026 7 min read

Nguyen Van Huong Street is the heart of Thao Dien’s school-and-café pocket — home to both BIS HCMC campuses, a Michelin French bistro, Annam Gourmet and towers like D’Edge and Thao Dien Green. This local guide covers the apartments, the daily life, and the one big rainy-season catch.

If Thao Dien has a main street, it’s this one. Nguyen Van Huong Street packs both BIS HCMC campuses, a Michelin-listed French bistro, an Annam Gourmet supermarket, dozens of cafés and several of the neighbourhood’s best-known apartment towers into one leafy corridor — which is exactly why it’s the first address many expat families look at. This local guide walks the street end to end: the schools, the apartments and their 2026 rents, the cafés worth knowing, and the one downside you should check before you sign.

Quick orientation: BIS families → D’Edge, Thao Dien Green or Tropic Garden; groceries downstairs → Thao Dien Green (Annam Gourmet); best value for families → Tropic Garden; quieter, just off the street → The Ascent.

Where Nguyen Van Huong Street sits today

Nguyen Van Huong runs through the eastern side of Thao Dien — officially An Khanh Ward since Vietnam’s 2025 ward reform, though most listings and venues still say “Thao Dien” or the old “District 2.” It’s one of Saigon’s most walkable corridors: local directories count 48+ restaurants and cafés along it, with two BIS campuses, an international supermarket, pharmacies, a vet and several apartment towers all on the same street. The result is a genuinely “everything on one road” pocket — rare in HCMC.

The BIS HCMC pocket and nearby schools

The street’s biggest draw is education. BIS HCMC has its Junior Campus at 225 Nguyen Van Huong and its Secondary Campus at 246 Nguyen Van Huong, putting the street literally inside the BIS catchment (the Early Years campus is a few minutes away at 101 Thao Dien Street). It isn’t only BIS, either — the Asian International School (177–185), the French La Petite Ecole (172–180), Saint Ange School (188/189) and a Montessori campus (177/8) all sit on or just off Nguyen Van Huong.

If a school is driving your move, our dedicated guides go deeper: apartments near BIS HCMC and the wider international schools in Thao Dien.

Apartments on and just off Nguyen Van Huong

Four buildings define the street’s residential options, from premium riverfront to family value. Rents below are indicative 2026 furnished ranges and move with floor, view and lease length.

Building Location 2026 rent (furnished) Best for
D’Edge Thao Dien 190 Nguyen Van Huong* 2BR $1,500–1,800 · 3BR $3,000–4,000 Premium riverfront
Thao Dien Green 192 Nguyen Van Huong 1BR $1,070–1,200 · 2BR $1,300–1,900 · 3BR $2,400–3,000 Groceries downstairs
Tropic Garden Cnr Street 66 & Nguyen Van Huong 2BR from ~$750 · 3BR from ~$1,000 Value, families
The Ascent 58 Quoc Huong (just off NVH) 2BR ~$1,300 · 3BR ~$1,350 Quieter, just off-street

D’Edge Thao Dien is the premium pick — a CapitaLand riverfront development (two towers, ~273 apartments, completed 2020) with a rooftop infinity pool, sky bar and coworking lounge. Thao Dien Green (25 floors, ~2022) wins on convenience, with an Annam Gourmet on the ground floor. Tropic Garden is the big value-and-family option — a large five-tower complex on the Street 66 corner with an AEON Citimart on site and noticeably lower rents. The Ascent, just around the corner on Quoc Huong, offers a quieter setting a short walk from the street’s cafés and shops.

Address note: *D’Edge is most often listed at 190 Nguyen Van Huong, but some project pages show 5B or 207 — confirm the exact entrance with the building or agent, especially for deliveries and school-bus pickup.

Cafés, restaurants and weekend spots

The eating is genuinely good and walkable. Highlights along the street include L’Herbanyste (215E4, a vegan café with a pet-friendly garden), Roast & Smoke (188BE14, coffee roaster meets BBQ smokehouse), Chickita (230, rotisserie chicken), Belgica (198A, a craft-beer brewpub) and the riverside Villa Song Saigon with its Bistro Song Vie (197/2). At the higher end, the Michelin-listed La Fontaine French bistrot sits in River Garden at 170 Nguyen Van Huong (Michelin Guide listing). The well-known riverside restaurant The Deck is close by too, though it’s technically on Nguyen U Di rather than this street.

Daily conveniences on the street

  • Groceries: Annam Gourmet at Thao Dien Green (192, 7am–9:30pm) for imported food; AEON Citimart inside Tropic Garden for everyday shopping.
  • Pharmacy: Pharmacity at 16/13 Nguyen Van Huong (open late, to ~11:30pm).
  • Pets: Animal Doctors International (224–226) — a well-regarded vet with 24/7 emergency care, a real plus for pet owners.
  • Health: Medeze Medical Clinic (116) on the street; the expat-focused Family Medical Practice is nearby at 95 Thao Dien Street.
  • Banking & fitness: an HDBank branch sits at No. 08, and MODUN Fit / Pickleball (196) covers casual sport — most apartment towers also have their own gym, as there’s no big chain gym directly on the street.

The one big downside: rainy-season flooding

Thao Dien — and Nguyen Van Huong specifically — is one of HCMC’s flood-prone pockets. Local media reported streets including Nguyen Van Huong and Quoc Huong inundated after 2025 storms, and in 2026 stagnant water outside a building on Alley 204 Nguyen Van Huong lingered for over a month. The city has earmarked drainage upgrades for Nguyen Van Huong, Quoc Huong and Xuan Thuy, but the work isn’t finished — so don’t assume it’s solved. (Background: Tuoi Tre News.)

This doesn’t rule the street out — most towers sit above the worst of it — but it does make the exact building matter. Before signing, check the driveway/lobby elevation and the basement-parking ramp, and ask the agent how car and motorbike access holds up during heavy rain.

Which building fits you?

Match by priority

  • Groceries downstairs: Thao Dien Green (Annam Gourmet)
  • Premium & riverfront: D’Edge Thao Dien
  • Value & family space: Tropic Garden (AEON on site)
  • Quieter, just off the street: The Ascent

Things to weigh

  • School-run traffic on Nguyen Van Huong at morning peak
  • Rainy-season flooding on parts of the street
  • Older complexes (Tropic Garden) vs newer premium (D’Edge)
  • Listing address inconsistencies — confirm the exact entrance

A quick rental checklist for Nguyen Van Huong

  1. Walk the school and grocery run. If you’re at BIS, time the actual walk from the building to the right campus (Junior 225 vs Secondary 246).
  2. Check rainy-season access. Stand at the building entrance and ramp; ask what happens in a downpour.
  3. Listen at night. Street-facing units near the F&B cluster can be livelier; river-side and higher floors are quieter.
  4. Confirm gym/pool. No big chain gym is on the street, so check the building’s own facilities if that matters.
  5. Pin the exact address and lease terms. Especially for D’Edge — confirm the entrance, furnishing, parking and management fee in writing.
