Use the table as a shortlist, not as a contract promise. During viewing, ask the agent to start the route at the actual tower lobby and finish at the actual station entrance you would use.

Ba Son Station: Best for District 1 riverfront luxury

Ba Son is the cleanest District 1 metro-apartment story. A neutral station guide notes that Ba Son is one of Line 1’s underground stations and sits at the former Ba Son shipyard by the Saigon River, with multiple station gates around Ton Duc Thang and the Central Marina side. That matters because Grand Marina Saigon is effectively the premium doorstep candidate, while Vinhomes Golden River is still a strong walk but more tower-and-gate dependent.

Best fit: executives, couples and corporate tenants who want a central address and will actually ride the train several times per week. If you only need District 1 nightlife and rarely use the metro, compare the wider District 1 apartment market first.

Van Thanh Station: Best for practical Binh Thanh access

Van Thanh station is the first elevated stop after the underground central section. It sits near Van Thanh Park and works best for buildings on the Dien Bien Phu / Nguyen Huu Canh side of Binh Thanh. Pearl Plaza and Wilton Tower are usually the more practical walk candidates. The Manor, Saigon Pearl and Sunwah Pearl can be metro-accessible, but not always pleasant as a daily walk.

The advantage here is value and central access. You are not paying District 1 rents, but you can still ride toward Ba Son, Opera House and Ben Thanh quickly once you reach the platform. The weakness is last-mile comfort: sidewalks, crossing points and traffic feel different in the morning peak than they do on a quiet viewing afternoon.

Tan Cang Station: Close to Vinhomes Central Park, but route-sensitive

Tan Cang is the station renters often associate with Vinhomes Central Park and Landmark 81. The association is real, but the walk needs honesty. The station is beside the Saigon Bridge / Vo Nguyen Giap corridor, and the best route may involve walking around the station, under bridge infrastructure or along a busier edge than a map screenshot suggests.

Thao Dien Station: Best for the old Thao Dien side

Thao Dien station is in An Khanh Ward on Vo Nguyen Giap Road. It is the better station for the Thao Dien Pearl / Gateway side of the neighborhood and selected buildings that sit closer to the highway edge. Thao Dien Pearl and Gateway Thao Dien are the cleanest walk candidates here. The Ascent and Tropic Garden can work for some renters, but the route feels less “doorstep”.

For the deeper Thao Dien riverside buildings, the trade-off is simple. D’edge Thao Dien, The Nassim and Q2 Thao Dien may offer a quieter, more premium Thao Dien lifestyle, but they are usually ride-first choices for the metro. That does not make them worse; it means you should not choose them specifically for a daily station walk.

An Phu Station: Best concentration of metro-side apartment towers

An Phu is the station where many renters’ mental map needs updating. The station sits beside Vincom Mega Mall Thao Dien and has one of the densest apartment clusters on Line 1. For walking convenience, Masteri Thao Dien, Masteri An Phu, The Vista and Lumiere Riverside are the main candidates.

The HCMC official passenger information page also notes pedestrian bridges at An Phu and several other elevated stations. That matters because a station can be close but still require a safe crossing of Vo Nguyen Giap / the former Hanoi Highway corridor. For families, An Phu also gives stronger mall, school and supermarket access than a purely central station choice.

Rach Chiec and beyond: mostly not core expat walking stock

Rach Chiec can matter for some An Phu / Binh Trung side buildings, especially if your route from Estella Heights, The Estella or Lexington is easier in that direction. But for most VietnamRenty expat clients, Rach Chiec and the stations farther east are not the main apartment-search zone yet. Use them if your office, school or sports routine points there; otherwise, the practical renter cluster remains Ba Son through An Phu.

Diamond Island is the clearest example of the difference between “near the east corridor” and “near the metro”. It can be a beautiful river-island choice, but the metro is a short-ride add-on, not the core reason to rent there.

What to Check Before Renting Near Metro Line 1

1. Start from the exact tower lobby. Do not measure from the project gate or a marketing map pin. Large compounds can add hidden walking time.
2. Use the same station gate you would use daily. Ba Son has multiple gates; elevated stations may have different staircase, escalator or pedestrian-bridge access points.
3. Walk it at 7:30-8:30am or 5:30-6:30pm. Traffic, pavement crowding and road crossings change the route.
4. Check the rainy-day version. A short route with no shade or cover can become unpleasant in HCMC heat and downpours.
5. Test the other end of your commute. Metro access at home helps only if your office or regular destination is also near a station or easy last-mile ride.
6. Ask about bike and motorbike parking. For 12-20 minute walks, a bicycle, folding bike or short motorbike ride may be the real daily solution.
7. Compare rent premium against actual use. If you will ride once a week, do not overpay for a building chosen only for metro proximity.

The official HCMC update from October 2025 says paper QR tickets were being removed at several stations including Thao Dien and An Phu, while passengers can use vending machines, kiosks, bank cards, e-wallets and the HCMC Metro HURC app. It also notes folding bicycles are allowed if folded and kept within size limits. For some renters, that makes a “bike to station, train to center” routine more realistic than walking every day.
